Masonry + Chimney Repair in Rosedale | Toronto Elite Masonry, BCIN Stamped Since 2003

City of Toronto

Toronto Elite Masonry provides BCIN stamped masonry and chimney work throughout Rosedale, backed by 22+ years combined Toronto masonry and heritage restoration.

Rosedale is where Marty Russo started restoring heritage brick in 2003, and it is still the neighbourhood that asks the most of a mason. South Rosedale and North Rosedale are Heritage Conservation Districts, so visible work on brick, mortar and stone is reviewed by Toronto Heritage Preservation and expected to match the original. The houses are late-Victorian and Edwardian mansions and Georgian Revival homes with tall multi-flue chimneys, set on ravine lots under mature trees. We bring lime mortar colour matching, reclaimed brick, an in-house permit expeditor and scaffold crews who know how to protect a heritage garden.

Rosedale Chimney + Heritage Brick Problems, Solved

Leaning multi-flue stacks on heritage homes under a ravine canopy

What you see
A tall chimney leans after an ice storm or sheds brick into the garden, and its crown is green with moss.
Why it happens here
South Rosedale is a Heritage Conservation District, so a rebuild must match the original brick and mortar, and scaffold beside protected trees or ravine land needs its own City permit.
How we fix it
We plan scaffold around root zones, file heritage, tree and building permits together, and our chimney crew rebuilds the stack in matched brick and lime mortar.

Three Traps That Sink Toronto Masonry Jobs

  1. 1

Wrong mortar colour on heritage brick

Toronto Victorian and Edwardian brick was laid in lime mortar in cream, buff, grey and pink tones. Generic grey Portland cement will not blend, cracks within 5 years and hurts resale. We mix custom lime mortar matched to your brick and archive the recipe.

  2. 2

    Chimney rebuild skips BCIN sign-off

Toronto Building requires engineered rebuilds for liners over 5m, shifted crowns and party-wall shared stacks. Projects without stamped drawings get rejected first-round, adding 4-8 weeks.

  3. 3

    Parging over wet substrate

Freeze-thaw destroys parging on damp walls. Infrared moisture detection, substrate stripping, a bonding membrane and multi-coat application are required, or parging flakes off within 2 winters.

We solve all three before mobilizing: written mortar colour analysis, BCIN review and an infrared moisture scan, before any scaffold goes up.

Tuckpointing

$2,000 - $15,000

We tuckpoint Toronto brick with mortar matched to the wall: custom lime mortar (ASTM C270 Type O or NHL 3.5) for Victorian and Edwardian brick and Portland-based mixes for modern masonry. Heritage walls get ribbon or bead joints finished in a contrasting line to restore crisp brick geometry. We rake joints with HEPA dust extraction, mix on site, approve a sample panel with you and archive the recipe. Most elevations take 3-10 days.

Masonry Restoration

$8,000 - $80,000

We restore whole brick facades on Victorian and Edwardian homes, from survey and infrared moisture scan through lintel and arch repairs, reclaimed brick replacement, full repointing and final sign-off. Each stage maps to our 5-stage draw so you only pay for work that is done. Scaffold staging and permits are handled in-house. Most facades fall between $8K and $80K and take 2-6 weeks.

Stone Masonry

$5,000 - $40,000

We build and restore natural stone: Credit Valley limestone steps, Owen Sound ledgerock walls, Queenston limestone sills and stone veneer on retail entrances. Steps and walls sit on frost-depth footings so they stay level through Toronto winters. We source local stone, dress it by hand where the design calls for it and set it in mortar matched to the stone. Typical projects run 3-15 days.

Brick Repair

$800 - $18,000

We cut out spalled, cracked and loose bricks and replace them with matched or reclaimed Ontario brick so the repair disappears into the wall. We find the cause first, usually hard Portland mortar or trapped moisture, so the new brick does not fail the same way. Toronto buff brick, Don Valley pressed brick and Victorian reds are sourced or salvaged to match, and mortar is matched in colour and strength.

What Our Customers Say

"Chimney was leaning after the ice storm. Marty walked the roof Tuesday, quote Wednesday, rebuild done in nine days. Heritage brick match is perfect, you cannot tell it was ever rebuilt."

"We manage a 60-unit rental building and the foundation parging was failing on three sides. Toronto Elite scanned every wall for moisture, phased the work so tenants kept access, and billed our insurer directly for the water-damaged section. WSIB and liability certificates were in my inbox before the scaffold arrived."

"We run several infill builds a year and masonry is usually where the schedule slips. Toronto Elite's crew showed up on the booked day, had the BCIN stamped lintel details ready before the inspector asked, and finished the brick veneer two days early. They answer the phone, which is rarer than it should be."

Heritage Masonry Knowledge, Ravine Lots Included

Rosedale is a ravine neighbourhood of late-Victorian, Edwardian and Georgian Revival homes, and South Rosedale alone counts about 1,037 properties inside its Heritage Conservation District. That status means visible brick, mortar and chimney work is reviewed against the district plan, so a sample panel and a written mortar analysis are part of every quote we write here.

The tree canopy that makes these streets valuable also limits scaffold. Private trees 30 cm or more across are protected by City by-law, and ravine land falls under Municipal Code Chapter 658, so we lay out scaffold around root zones and file any tree permit alongside the heritage and building permits.

Crews come in from Mount Pleasant Road and the Don Valley Parkway, and jobs beside Craigleigh Gardens or Chorley Park are staged from the street side to keep heavy loads off lawns.

The Houses Here and What They Need

Late-Victorian mansions (1880-1900) in South Rosedale have rich red brick, stone trim and tall multi-flue chimneys. Their mortar was lime-based in cream, buff or pink tones, and the original joints were often finished as ribbon or tuck joints. Restoring that look is the core of our tuckpointing work here.

Edwardian homes (1900-1920) have pressed brick, stone sills and lintels, and large brick arches. Sills crack and shift as water gets under them, and arches lose their shape when joints wash out.

Georgian Revival houses (1910-1930) in North Rosedale and Moore Park often use darker, smoother brick with limestone details. Chimneys are tall and symmetrical, and a mismatched rebuild is very visible.

Coach houses and garden walls on larger lots are often older than they look and are built in softer brick. We treat them with the same lime mortar approach as the main house.

Working on Ravine Lots: Trees, Slopes + Heritage Gardens

Lots here are generous but rarely easy. Ravine edges, mature oak and maple canopy and carefully kept gardens limit where scaffold and materials can go.

  • Scaffold placement. We plan scaffold around root zones and use frame scaffold with spreader boards on soft ground. On ravine lots we often stage from the driveway and work around the house in sections.
  • Garden protection. Drop cloths over beds, plywood over lawns where we track materials and dust sheeting on the elevation being worked. The clean-site guarantee means daily clean-up, not just at the end.
  • Tall stacks. Multi-flue chimneys on three-storey houses need roof scaffold and sometimes a lift. We inspect by drone first so the access plan is right before anyone climbs.
  • Response time. Site visit within 48 hours, emergency on-site within 4 hours. Our heritage crews work throughout midtown, so this neighbourhood is never a long trip.

South + North Rosedale HCD Rules

South Rosedale and North Rosedale are Heritage Conservation Districts under Part V of the Ontario Heritage Act. District guidelines expect repairs to visible masonry to match the original materials, colour and detail. In practice that means lime mortar matched in colour and joint profile, brick matched in size and tone, and no hard grey cement on heritage brick.

Our in-house expeditor prepares the Heritage Preservation submission with a written mortar analysis, sample panel photos and a description of methods. Marty Russo's lime mortar colour matching is used as a reference by Toronto Heritage Preservation, which helps approvals move. Where a chimney rebuild also needs a building permit, the BCIN stamped drawings go in at the same time.

Seasonal Notes for Ravine-Lot Masonry. Leaf drop and heavy canopy keep masonry here damp longer than open streets, which speeds up moss growth and joint erosion on north faces. Ice storms are the biggest chimney risk: a soaked multi-flue stack can lean overnight. Lime work is best booked from May to October; emergency stabilization and structural work happen year-round under heated enclosures.

Rosedale Masonry Questions, Answered

Do I need Heritage Preservation approval for masonry work in Rosedale?

For most visible masonry work, yes. South Rosedale, designated in 2003 with about 1,037 properties, and North Rosedale are Heritage Conservation Districts, so changes to brick, mortar colour, joint profile and chimneys are reviewed against the district guidelines. Our in-house expeditor prepares and files the application with a mortar analysis and sample photos.

How long do heritage approvals take?

Typically 2-6 weeks, depending on the scope and time of year. We file in parallel with planning and procurement so approvals are usually in place by the time the crew is scheduled.

Can you match the mortar on a Georgian Revival or Victorian house?

Yes. We analyse the existing mortar for binder, sand colour and grading, mix custom lime mortar on site, build a sample panel for your approval and archive the recipe so future repairs match too.

What does a heritage chimney rebuild cost in Rosedale?

Heritage chimney rebuilds here usually fall between $12,000 and $35,000 depending on height, number of flues, roof access and how much original brick can be reused. A recent multi-flue rebuild after an ice storm was $22,000 and took nine days.

How do you protect our garden and mature trees?

Private trees 30 cm or more across are protected by City by-law, so we plan scaffold outside their root zones or apply for a tree permit first. We use spreader boards on soft ground, cover beds with drop cloths, lay plywood where materials move and clean the site every day.

Do you serve Moore Park and Summerhill?

Yes. We work throughout South Rosedale, North Rosedale, Moore Park and Summerhill, coming in from Mount Pleasant Road and Bayview Avenue, with a 48-hour site visit and a 4-hour emergency response.

Can stone sills and lintels be repaired rather than replaced?

Often. Cracked limestone sills can be reset on a proper bed with a slight slope to shed water, and small losses can be repaired with a Dutchman insert of matching stone. Where a sill is beyond repair, we source matching limestone and cut it to the original profile.
