Why Toronto Brick Spalls and Cracks
Toronto brick takes a beating. Dozens of freeze-thaw cycles a winter, road salt splash at grade and wind-driven rain on exposed walls all push water into brick. When that water freezes, it expands and pushes the face of the brick off. That is spalling, and it is the most common brick problem we see.
The trigger is usually something that keeps water in the wall. The biggest one in older Toronto homes is a compressive strength mismatch: soft Victorian brick repointed with hard grey Portland cement. The hard mortar does not flex or let moisture out, so the brick breaks instead of the joint. Other causes include leaking downspouts and eavestroughs, failed window flashing, and sealers or latex paints that trap moisture behind the brick face.
Signs Your Brick Needs Repair
- Flaking or crumbling brick faces, often near downspouts, at grade or below windows
- White powdery deposits (efflorescence) or crystals under the brick surface (sub-florescence)
- Cracked bricks, especially in a stair-step line or above window openings
- Loose bricks you can move by hand on chimneys, parapets or porch piers
- Brick pieces collecting on walkways or in garden beds

Matching Brick in Toronto
Toronto has its own brick history. Victorian builders used soft red brick from local yards, and buff or “white” Toronto brick was used for accents and whole houses. The Don Valley Brick Works produced pressed brick that is still on thousands of homes. Modern brick rarely matches these in size or colour, so we keep and source reclaimed Ontario brick sorted by tone. We hold samples against your wall in daylight before we commit.
The rule we never break
Mortar must be softer than the brick around it. A repair set in hard cement on soft brick will cause the next round of spalling.
Brick Repair on Heritage Homes
If your home is designated or inside a Heritage Conservation District, replacement brick and mortar colour may need Heritage Preservation review. We prefer to keep original fabric where we can, using Dutchman repairs that replace only the damaged face. For larger heritage projects, see heritage masonry and masonry restoration.
When Brick Repair Is Part of a Bigger Job
If many joints are open or recessed, replacing bricks alone will not stop water. Pairing brick repair with tuckpointing or repointing is usually the better spend. If the wall is bowing or veneer has separated, it is a masonry repair problem and needs a structural look.
Brick repair is the most common call our Toronto masonry and chimney repair team takes, and every job carries a 10-year workmanship warranty.
