Structural repairs get BCIN qualified sign-off to OBC Part 9 and are priced in writing before any work starts.

What Masonry Repair Covers

Masonry repair is about the wall as a whole. Where brick repair replaces damaged units, masonry repair fixes the system that holds them in place: the ties that connect veneer to the frame, the lintels that carry brick over windows, the columns that hold up porches and the solid brick walls that carry floors on older Toronto homes.

When those parts fail, the wall shows it with bowing, long cracks, bulges and gaps at windows and corners. Patching the cracks without fixing the cause only hides the problem.

Solid Brick vs Brick Veneer

Before recommending any repair, we figure out what kind of wall you have.

Warning Signs of a Masonry Problem

  • Bowing or bulging brick, visible when you look along the wall
  • Stair-step cracks following mortar joints, especially from window corners
  • Gaps between brick and window frames or at wall corners
  • Rust staining or cracked brick above windows and doors, often a failing lintel
  • Leaning porch columns or gaps where columns meet the beam

How We Repair Masonry Assemblies

For veneer that has started to move but is still largely sound, we install stainless helical ties through the brick into the backup wall. For walls that have bulged too far, we shore the area, take it down to sound masonry, then rebuild with new ties, lintels, through-wall flashing and clear weep holes so water can drain. Sound original brick is cleaned and reused.

Moisture is usually part of it

Corroded ties and rusted lintels are caused by water in the wall. Every rebuild includes flashing and weep details so moisture infiltration does not start the cycle again.

When It Is a Foundation Problem

If the wall moved because the footing settled, rebuilding the brick alone will not hold. We check foundations as part of every structural assessment and will tell you if foundation repair needs to come first.

Structural repairs are led by the BCIN qualified founder of our Toronto masonry company and backed by a 10-year workmanship warranty.

What Moves the Price

Cost driver How it affects your quote
Wall type Solid multi-wythe brick and brick veneer over a frame fail differently and need different repairs.
Extent of movement Minor bowing can be pinned with helical ties; larger movement means taking the section down and rebuilding.
Lintels and openings Rusted or undersized lintels over windows and doors add steel, shoring and review.
Foundation involvement If the wall moved because the footing moved, foundation work comes first.
Access and height Upper-storey work and tight side yards need scaffold and sometimes permits.

Every quote is written on letterhead within 24 hours of the site visit, fixed-price, with a 5-stage draw schedule. No change orders without your written approval.

What Customers Say About Our Masonry Repair Work

"Somebody had repointed our 1890s semi with grey Portland cement in the eighties and the brick faces were popping off. Marty explained why the hard mortar was destroying the soft brick, raked it all out with a dust extractor running the whole time, and tuckpointed in a buff lime mortar that matches the original joints next door. The sample panel sat on the wall for a week so we could see it in different light before they did the whole front. Clean site every evening, which our neighbours noticed too."

"Hairline cracks in our stucco kept coming back. They found the moisture source at a window sill, fixed it, then recoated with acrylic. One winter later, no cracks."

"We wanted a seamless microcement shower and floor instead of tile. The finish is flawless, sealed properly for the wet zone, and they protected the rest of the condo the whole time."

Masonry Repair FAQs

How much does masonry repair cost in Toronto?

Masonry repair in Toronto typically costs $1,500 to $25,000. Helical tie retrofits and single columns are at the lower end; partial rebuilds of bowing walls with lintels and BCIN review are at the higher end.

What is the difference between brick repair and masonry repair?

Brick repair replaces individual damaged units, such as spalled or cracked bricks. Masonry repair deals with the wall as an assembly: bowing, failed ties, lintels, columns and veneer that has separated.

Why is my brick wall bowing?

Common causes are corroded or missing wall ties, water damage inside the wall, failing lintels, roof thrust or foundation movement. We identify the cause before recommending ties, a partial rebuild or foundation work.

What are helical wall ties?

Helical ties are stainless steel ties drilled through the brick into the backup wall to reconnect veneer that has lost its original ties. They are a less invasive fix for veneer that has started to move but is still largely sound.

Is a stair-step crack serious?

It can be. Stair-step cracks along mortar joints often point to settlement or lintel failure. We assess the width, length and whether it is active before recommending repairs.

Do I need a permit for masonry repair?

Structural repairs such as rebuilding load-bearing walls or replacing lintels may need a building permit and BCIN review. We advise and file as needed.

Can a porch column be repaired?

Yes. Cracked or leaning brick columns are usually taken down and rebuilt on a proper footing, with the porch roof supported during the work.

My neighbour's construction cracked my wall. What should I do?

Document it with photos and dates, then have it assessed. We provide written reports and photo logs for insurers and repair the wall properly with tie checks.

How long does a partial wall rebuild take?

Most partial rebuilds take 2 to 10 days depending on size, height and permit needs.

Is masonry repair covered by your warranty?

Yes, a written 10-year workmanship warranty, backed by $5M liability and WSIB clearance.
