Masonry + Chimney Repair in Etobicoke | Toronto Elite Masonry, BCIN Stamped Since 2003

City of Toronto

Toronto Elite Masonry provides BCIN stamped masonry and chimney work throughout Etobicoke, backed by 22+ years combined Toronto masonry and heritage restoration.

Etobicoke has two very different kinds of masonry. Near the Humber River, in The Kingsway and Humber Valley Village, there are 1920s-1940s Tudor and stone revival homes with stone foundations, mixed brick and stone facades and chimneys that need careful matching. Further out, in Mimico, Islington Village, Long Branch and Markland Wood, there are 1950s-1970s bungalows and split-levels with chimney crowns and parging now reaching the end of their life. We handle both: stone and brick matching on the revival homes, and crown, parging and brick work on the mid-century stock.

Etobicoke Stone, Brick + Chimney Problems We Fix

Worn stone and cracked stucco on Kingsway Tudor revivals

What you see
Stone at the entry and chimney is losing its joints, and the stucco between the half-timbers is cracked and stained.
Why it happens here
Home Smith's 1912 survey rules called for architect-designed houses in Tudor and English styles, so many homes here mix stone, brick and stucco that age at different rates.
How we fix it
Our stone masonry and stucco crews match the stone, repoint in compatible mortar and patch stucco to the original texture.

Three Traps That Sink Toronto Masonry Jobs

  1. 1

Wrong mortar colour on heritage brick

Toronto Victorian and Edwardian brick was laid in lime mortar in cream, buff, grey and pink tones. Generic grey Portland cement will not blend, cracks within 5 years and hurts resale. We mix custom lime mortar matched to your brick and archive the recipe.

  2. 2

    Chimney rebuild skips BCIN sign-off

Toronto Building requires engineered rebuilds for liners over 5m, shifted crowns and party-wall shared stacks. Projects without stamped drawings get rejected first-round, adding 4-8 weeks.

  3. 3

    Parging over wet substrate

Freeze-thaw destroys parging on damp walls. Infrared moisture detection, substrate stripping, a bonding membrane and multi-coat application are required, or parging flakes off within 2 winters.

We solve all three before mobilizing: written mortar colour analysis, BCIN review and an infrared moisture scan, before any scaffold goes up.

Stonework, Stucco + Tuckpointing for Revival and Mid-Century Homes

West Toronto and Humber Valley: 1920s-40s stone and brick revival homes alongside mid-century bungalows.

Stone Masonry

$5,000 - $40,000

We build and restore natural stone: Credit Valley limestone steps, Owen Sound ledgerock walls, Queenston limestone sills and stone veneer on retail entrances. Steps and walls sit on frost-depth footings so they stay level through Toronto winters. We source local stone, dress it by hand where the design calls for it and set it in mortar matched to the stone. Typical projects run 3-15 days.

Credit Valley LimestoneFrost FootingsHand-Dressed10-Year Warranty
Includes
Credit Valley, Owen Sound and Queenston limestone; Stone steps, landings and porches on frost footings
Timeline
3-15 days by scope

The Beaches: 40-year-old crumbling steps replaced with hand-cut Credit Valley limestone, zero cracks after 18 months ($14K).

Stucco

$3,000 - $25,000

We apply and repair stucco on exteriors and interiors, in traditional three-coat cement (scratch coat, brown coat, finish) over metal lath and in modern acrylic finish systems. We find where moisture intrusion is happening, often at windows, sills and roof junctions, before patching, so cracks do not return. Control joints are placed so movement does not crack the field.

Includes
Crack and moisture assessment; Three-coat cement stucco
Timeline
3-10 days plus curing

Etobicoke: recurring stucco cracks traced to a window sill leak, fixed and recoated in acrylic. No cracks a winter later ($11.8K).

Tuckpointing

$2,000 - $15,000

We tuckpoint Toronto brick with mortar matched to the wall: custom lime mortar (ASTM C270 Type O or NHL 3.5) for Victorian and Edwardian brick and Portland-based mixes for modern masonry. Heritage walls get ribbon or bead joints finished in a contrasting line to restore crisp brick geometry. We rake joints with HEPA dust extraction, mix on site, approve a sample panel with you and archive the recipe. Most elevations take 3-10 days.

Includes
Written mortar analysis and custom colour match; Lime (ASTM C270 Type N/O, NHL) or Portland mixes by wall type
Timeline
3-10 days per elevation by size and weather

Leslieville: hard 1980s cement raked out of an 1890s semi and tuckpointed in buff lime mortar that matches next door ($9.5K).

Brick Repair

$800 - $18,000

We cut out spalled, cracked and loose bricks and replace them with matched or reclaimed Ontario brick so the repair disappears into the wall. We find the cause first, usually hard Portland mortar or trapped moisture, so the new brick does not fail the same way. Toronto buff brick, Don Valley pressed brick and Victorian reds are sourced or salvaged to match, and mortar is matched in colour and strength.

The Annex: spalled brick above second-floor windows replaced with reclaimed Annex red and a BCIN reviewed lintel ($4.3K).

Chimney Repair

$2,500 - $35,000
HERO KW

We repair and rebuild Toronto chimneys from the crown down: cracked mortar-wash crowns replaced with cast-in-place concrete and a drip edge, spalled brick above the roofline cut out and matched, flue liners renewed and step and counter flashing reset. Every stack gets a drone inspection with a photo report first, and rebuilds with liners over 5m, shifted crowns or shared party-wall stacks get BCIN stamped drawings so Toronto Building approves them first time. Most rebuilds finish in 7-14 days.

Rosedale: a stack leaning after an ice storm was rebuilt in nine days with heritage brick and lime mortar matched ($22K).

Parging

$1,200 - $8,000
HIGH-VOL

We reparge foundation walls so they stay on. Most parging fails because it was troweled over a damp wall, so we scan with infrared moisture detection first, strip loose material back to sound substrate, apply an acrylic bonding membrane and build the finish in scratch and finish coats, with fiberglass mesh where the wall needs it. We parge single homes and multi-unit buildings, with insurance direct-bill on commercial work.

Forest Hill: flaking east wall stripped, acrylic membrane applied, hand-smoothed finish. Looks better than new ($8K).

From Kingsway Tudors to Lakeshore Bungalows

Etobicoke splits into two masonry worlds. Along the Humber, Robert Home Smith's 1912 surveys required architect-designed houses, with Tudor and English styles preferred, and those rules gave The Kingsway its mix of stone, brick and half-timbered stucco. Sales only took off after the Bloor Street bridge opened in 1924, so most of these homes date from the 1920s on.

South and west, in Mimico, Long Branch and Markland Wood, the stock is mid-century bungalows whose crowns and parging are now wearing out. Hurricane Hazel's 1954 flood, which swept away 14 homes on Raymore Drive by the Humber, is why houses no longer sit on GTA flood plains, but ravine-edge lots still hold water against old foundations.

We reach the area from Highway 427 and the Gardiner Expressway, so a site visit near The Old Mill or Sherway Gardens is booked inside 48 hours.

Homes We Work On, West of the Humber

Tudor and stone revival homes (1920s-40s) in The Kingsway and Humber Valley Village mix brick, fieldstone and limestone. Repairs need the right stone and a mortar that suits both materials.

Stone foundations on older homes were laid in lime mortar and are often patched with hard cement. We repoint them properly so they shed water.

Mid-century bungalows and side-splits (1950s-70s) in Islington, Markland Wood and Long Branch have original chimney crowns and parging that are now 50 to 70 years old.

Stucco and brick combinations on postwar homes often crack where the two materials meet. We find the moisture source before patching.

Working From the Humber to the Lakeshore

Etobicoke covers a lot of ground, from ravine lots along the Humber to lakeshore streets in Mimico and Long Branch.

  • Ravine and Humber lots. Slopes and mature trees limit scaffold. We plan access from the driveway and protect root zones.
  • Clay soils. Local clay holds water against foundations, so parging and foundation work always starts with a moisture check.
  • Lakeshore exposure. Homes near the lake in Mimico and Long Branch see more wind-driven rain, which speeds up joint erosion on south and west faces.
  • Response time. Site visit within 48 hours; emergency on-site within 4 hours.

Heritage Homes by the Humber

Etobicoke has few Heritage Conservation Districts, but there are designated and listed homes, particularly older properties near the Humber and in The Kingsway. Designated properties need Heritage Preservation review for visible changes, and our expeditor handles it. For the revival homes we match stone and brick carefully either way, because a mismatched repair stands out on these facades.

Seasonal Notes for West-End Masonry. Spring rain and clay soils make April and May the months when basement leaks and failed parging show up. Summer and fall are best for tuckpointing and stone work. Chimney crown failures on mid-century bungalows tend to appear after the first hard freeze.

Etobicoke Masonry Questions, Answered

Do you work in The Kingsway and Humber Valley Village?

Yes, regularly. We work across Humber Valley Village, The Kingsway, Mimico, Islington Village, Long Branch and Markland Wood.

Can you match stone on my Kingsway home?

Yes. Home Smith's 1912 survey rules called for architect-designed houses, so stone types and coursing vary from house to house. We identify the stone, source a match and set it in mortar suited to both the stone and the surrounding brick.

What does tuckpointing cost in Etobicoke?

Tuckpointing typically runs $2,000 to $15,000 per elevation or project. A recent job replacing spalled brick and tuckpointing two elevations was $11,000.

My bungalow chimney crown is cracked. Is that urgent?

It should be fixed before the next winter. A cracked crown lets water into the top courses, and freeze-thaw then breaks down the brick. Replacing the crown early is far cheaper than a rebuild later.

Why does my basement leak after heavy rain?

Etobicoke clay soils hold water against the foundation, especially on ravine-edge lots by the Humber. Failed parging, cracks and poor grading let it in. We map moisture with infrared detection, seal cracks with trenchless injection where needed and reparge.

How soon can you visit?

Within 48 hours of your call. A chimney shedding brick or water coming through a wall gets a crew within 4 hours, using Highway 427 and the Gardiner Expressway.
