Masonry + Chimney Repair in Cabbagetown | Toronto Elite Masonry, BCIN Stamped Since 2003

City of Toronto

Toronto Elite Masonry provides chimney repair, brick restoration and heritage masonry throughout Cabbagetown, backed by 22+ years combined Toronto masonry and heritage restoration.

Cabbagetown has one of the largest concentrations of preserved Victorian housing in North America, and most of it sits inside the Cabbagetown Heritage Conservation Districts. The 1860s-1890s worker cottages and bay-and-gable rows around Parliament Street, Wellesley-Sumach and the Riverdale Farm area are small, tightly packed and built in soft brick with lime mortar. HCD guidelines govern mortar, brick and visible repairs, so lime pointing and Heritage Preservation approvals are simply how masonry is done here. Marty Russo has worked on this brick since 2003, and our expeditor files the heritage paperwork for you.

Cabbagetown Heritage Brick Problems + How We Fix Them

Getting worker-cottage repointing approved under HCD guidelines

What you see
Joints on a small brick cottage front are open and crumbling, but you are not sure what mortar the district will accept.
Why it happens here
Five Heritage Conservation Districts now cover the area, the latest designated in 2024, and their guidelines expect lime-based mortar matched in colour on soft Victorian brick.
How we fix it
Our heritage masonry team analyses the old mortar, builds a sample panel, files the Heritage Preservation application and tuckpoints in matched lime.

Three Traps That Sink Toronto Masonry Jobs

  1. 1

Wrong mortar colour on heritage brick

Toronto Victorian and Edwardian brick was laid in lime mortar in cream, buff, grey and pink tones. Generic grey Portland cement will not blend, cracks within 5 years and hurts resale. We mix custom lime mortar matched to your brick and archive the recipe.

  2. 2

    Chimney rebuild skips BCIN sign-off

Toronto Building requires engineered rebuilds for liners over 5m, shifted crowns and party-wall shared stacks. Projects without stamped drawings get rejected first-round, adding 4-8 weeks.

  3. 3

    Parging over wet substrate

Freeze-thaw destroys parging on damp walls. Infrared moisture detection, substrate stripping, a bonding membrane and multi-coat application are required, or parging flakes off within 2 winters.

We solve all three before mobilizing: written mortar colour analysis, BCIN review and an infrared moisture scan, before any scaffold goes up.

Lime Pointing, Brick + Chimney Services for Worker Cottages

Cabbagetown Heritage Conservation District: Victorian worker cottages and bay-and-gable rows where HCD guidelines govern mortar, brick and visible repairs; lime pointing and heritage approvals are the norm.

Heritage Masonry

$5,000 - $85,000
PREMIUM

We specialize in heritage masonry for Rosedale, Forest Hill, Cabbagetown and Old Toronto homes. Every Victorian, Edwardian and Georgian wall gets a written mortar analysis, custom lime mortar mixed on site (NHL 2, NHL 3.5 or ASTM C270 Type O), sample panel approval and an archived recipe. Our in-house expeditor handles Toronto Heritage Preservation, Toronto Building and Committee of Adjustment submissions, and Marty Russo's colour matching is used as a reference by Heritage Preservation.

Tuckpointing

$2,000 - $15,000

We tuckpoint Toronto brick with mortar matched to the wall: custom lime mortar (ASTM C270 Type O or NHL 3.5) for Victorian and Edwardian brick and Portland-based mixes for modern masonry. Heritage walls get ribbon or bead joints finished in a contrasting line to restore crisp brick geometry. We rake joints with HEPA dust extraction, mix on site, approve a sample panel with you and archive the recipe. Most elevations take 3-10 days.

Brick Repair

$800 - $18,000

We cut out spalled, cracked and loose bricks and replace them with matched or reclaimed Ontario brick so the repair disappears into the wall. We find the cause first, usually hard Portland mortar or trapped moisture, so the new brick does not fail the same way. Toronto buff brick, Don Valley pressed brick and Victorian reds are sourced or salvaged to match, and mortar is matched in colour and strength.

Chimney Repair

HERO KW

We repair and rebuild Toronto chimneys from the crown down: cracked mortar-wash crowns replaced with cast-in-place concrete and a drip edge, spalled brick above the roofline cut out and matched, flue liners renewed and step and counter flashing reset. Every stack gets a drone inspection with a photo report first, and rebuilds with liners over 5m, shifted crowns or shared party-wall stacks get BCIN stamped drawings so Toronto Building approves them first time. Most rebuilds finish in 7-14 days.

Masonry Restoration

$8,000 - $80,000

We restore whole brick facades on Victorian and Edwardian homes, from survey and infrared moisture scan through lintel and arch repairs, reclaimed brick replacement, full repointing and final sign-off. Each stage maps to our 5-stage draw so you only pay for work that is done. Scaffold staging and permits are handled in-house. Most facades fall between $8K and $80K and take 2-6 weeks.

Repointing

$2,000 - $15,000

We repoint walls where mortar has crumbled, recessed or opened up. Joints are raked to 2 to 2.5 times their width with HEPA dust control, then refilled with mortar specified for your brick so the joint stays softer than the unit and protects it. Repointing is the structural first step that stops water entry; tuckpointing is the decorative heritage finish.

Victorian Cottage + Row House Masonry, Up Close

Cabbagetown is protected almost wall to wall. Five Heritage Conservation Districts now cover the neighbourhood, and the last of them was designated in 2024, so visible masonry on a worker cottage or bay-and-gable row is reviewed against a district plan.

The brick is soft and the lots are small, so lime mortar and careful staging matter more than speed. We mix lime to match the existing joints, build a sample panel and keep dust sheeting up where houses share walls.

Crews come in by Parliament Street and the Don Valley Parkway, and jobs beside Riverdale Farm or Allan Gardens are planned around park traffic and narrow laneways.

House Types We Work On

Victorian worker cottages (1860s-1880s) are one or one-and-a-half storey houses in soft brick, often with a small gable and a single chimney on the party wall. Their brick is softer than almost anything made today, so hard mortar destroys it quickly.

Bay-and-gable rows (1880s-1890s) have tall bays, decorative buff brick bands and brick arches. These are the facades where tuckpointing brings back the original crisp look.

Party-wall chimneys serve two houses at once. Rebuilds mean coordinating with your neighbour and filing stamped drawings.

Rear additions from the 20th century were often built in harder brick and grey mortar, and the junction with the original wall is a common leak point.

Working on Tightly Packed Victorian Streets

Lots here are small and the houses are close together, so dust, noise and staging all affect the neighbours.

  • Dust control. We rake joints with HEPA dust extraction and hang dust sheeting, because the house next door is often a metre away.
  • Noise By-law hours. Cutting and demolition stay inside City of Toronto Noise By-law hours.
  • Laneways. Rear walls are often reached from narrow laneways, so we hand-carry materials and protect neighbouring fences and gardens.
  • Response time. Site visit within 48 hours; emergency on-site within 4 hours.

Cabbagetown Heritage Conservation District Guidelines

Cabbagetown is covered by Heritage Conservation Districts under Part V of the Ontario Heritage Act. District guidelines expect repairs to visible masonry to use compatible materials: lime-based mortar matched in colour and joint profile, brick matched in size and tone, and no sandblasting or hard cement on heritage brick. Heritage Preservation approval is the norm for facade work.

We prepare a written mortar analysis, mix sample panels on your wall and include photos with the submission. Our in-house expeditor files and follows up. Approvals typically take 2-6 weeks.

Seasonal Notes for Lime Pointing. Lime mortar needs mild weather to cure, so most tuckpointing here runs May through October. Spring is when we assess winter damage and file heritage applications so work can start as soon as the weather allows. Emergency chimney work continues all year.

Cabbagetown Masonry + HCD Questions

Is all of Cabbagetown a Heritage Conservation District?

Almost all of it. Five Heritage Conservation Districts now cover the neighbourhood, and the last was designated in 2024. Visible masonry work on those properties is expected to follow the district guidelines, and facade work usually goes to Heritage Preservation.

Can I use regular cement mortar on a Victorian cottage?

You should not. The brick on these 1860s-1890s cottages is soft, and hard Portland cement mortar makes the brick faces spall. HCD guidelines also expect lime-based mortar matched in colour, so we mix lime mortar on site to match your existing joints.

How long does a heritage approval take here?

Typically 2-6 weeks. Our expeditor files with a mortar analysis and sample panel photos, which helps approvals move without back-and-forth.

What does heritage repointing cost in Cabbagetown?

Lime tuckpointing of a single front elevation usually runs $2,000 to $15,000. A full heritage facade with brick repairs and lime repointing can reach $30,000 or more, like a recent $31,000 project.

What is a Dutchman brick repair?

A Dutchman repair cuts out only the damaged face of a brick and inserts a thin piece of matching reclaimed brick. It keeps more original material in the wall, which heritage guidelines prefer.

Do you serve Wellesley-Sumach and the Riverdale Farm area?

Yes, along with Cabbagetown North, Cabbagetown South and the Parliament Street corridor, with crews arriving from the Don Valley Parkway inside our 48-hour site-visit window.
