Painting Brick the Right Way
Painted brick can look great, but the wrong paint can wreck a wall. Standard latex paint forms a film that traps moisture inside the brick. Water that cannot get out freezes and pushes the brick face off, and the paint peels with it. The spalling risk goes up sharply.
Breathable Coating Options
| Coating | Look | Breathability | Best for |
|---|---|---|---|
| Limewash | Soft, matte, variable | Very high | Older brick, a softened look |
| Mineral silicate paint | Even, matte | High | Full colour change, long life |
| Clear protective coating | Unchanged brick | High | Water repellence without colour |
| Latex paint | Even film | Low | We do not use it on old brick |

Repairs Come First
Never coat over damage
Spalled brick, open joints and efflorescence are signs of moisture. We fix them with brick repair and tuckpointing before any breathable coating goes on.
Heritage Brick
In a Heritage Conservation District, painting unpainted brick is usually discouraged. We will tell you honestly if your wall should stay as it is, and suggest cleaning and repointing instead.
Coating work is one part of what our Toronto masonry crews handle, and every coating quote is written on letterhead within 24 hours of the site visit.
