Toronto Elite Masonry

[/ →](/)

provides chimney repair, brick restoration and heritage masonry throughout Old Toronto, backed by 22+ years combined Toronto masonry and heritage restoration.

Old Toronto is where most of our heritage work happens. Trinity-Bellwoods, Kensington Market, Little Italy, Corktown, Queen West, Moss Park and Palmerston are lined with 1870-1920 row houses, semis and bay-and-gable homes built in soft Toronto red brick and lime mortar. That brick was never meant to meet hard grey Portland cement, yet decades of quick patch jobs have put it there. We undo that damage with matched lime mortar, reclaimed brick and party-wall chimney rebuilds coordinated with the house next door, and we handle the scaffold permits, street occupancy permits and Noise By-law hours that come with working on a narrow downtown street.

## Old Toronto Masonry Problems We Fix Every Week

The Local Problem

### Shared chimneys failing between Victorian semis and row houses

What you see

Brick drops from a stack that straddles your roof and your neighbour's, or a stain spreads on the party wall inside after rain.

Why it happens here

Party-wall chimneys on 1870-1920 semis take weather from both roofs, and rebuilding one counts as reconstructing a chimney, which needs a City building permit before work starts.

How we fix it

Our chimney repair crew agrees the scope with both owners, prepares BCIN stamped drawings, files the permit and rebuilds the stack in matched brick and lime mortar.

### Three Traps That Sink Toronto Masonry Jobs

1. 1

    #### Wrong mortar colour on heritage brick

Toronto Victorian and Edwardian brick was laid in lime mortar in cream, buff, grey and pink tones. Generic grey Portland cement will not blend, cracks within 5 years and hurts resale. We mix custom lime mortar matched to your brick and archive the recipe.

2. 2

    #### Chimney rebuild skips BCIN sign-off

Toronto Building requires engineered rebuilds for liners over 5m, shifted crowns and party-wall shared stacks. Projects without stamped drawings get rejected first-round, adding 4-8 weeks.

3. 3

    #### Parging over wet substrate

Freeze-thaw destroys parging on damp walls. Infrared moisture detection, substrate stripping, a bonding membrane and multi-coat application are required, or parging flakes off within 2 winters.

**We solve all three before mobilizing:** written mortar colour analysis, BCIN review and an infrared moisture scan, before any scaffold goes up.

HERO KW

We repair and rebuild Toronto chimneys from the crown down: cracked mortar-wash crowns replaced with cast-in-place concrete and a drip edge, spalled brick above the roofline cut out and matched, flue liners renewed and step and counter flashing reset. Every stack gets a drone inspection with a photo report first, and rebuilds with liners over 5m, shifted crowns or shared party-wall stacks get BCIN stamped drawings so Toronto Building approves them first time. Most rebuilds finish in 7-14 days.

$2,000 - $15,000

We repoint walls where mortar has crumbled, recessed or opened up. Joints are raked to 2 to 2.5 times their width with HEPA dust control, then refilled with mortar specified for your brick so the joint stays softer than the unit and protects it. Repointing is the structural first step that stops water entry; tuckpointing is the decorative heritage finish.

Local Expertise

## Victorian + Edwardian Brick Is Our Daily Work

Old Toronto is the dense Victorian and Edwardian core, where row houses and semis around **Trinity Bellwoods Park** and **Kensington Market** sit a metre or two from the sidewalk. Much of the brick in this part of the city came from the **Don Valley Brick Works**, which fired Toronto brick from 1889 to 1989, and most of it was laid in soft lime mortar.

Tight lots shape every job. A scaffold or bin on the boulevard needs a City street occupation permit, and Chapter 591 of the Municipal Code keeps loud work between 7 a.m. and 7 p.m. on weekdays. We file the permit and plan grinding inside those hours, so a facade job on Palmerston or in Corktown does not stall over a complaint.

Crews come downtown by the **Gardiner Expressway** and the **Don Valley Parkway** and work along the **501 Queen** streetcar line most weeks, which is how we keep the site visit inside 48 hours.

### The Houses We Work On Every Week

**Bay-and-gable houses** are the signature Toronto form: a tall bay window under a steep gable, usually in red brick with buff brick accents around arches. The bay corners and the brick arches over windows take most of the weather, so that is where we see open joints and cracked voussoirs first.

**Victorian row houses and semis (1870-1900)** around Trinity-Bellwoods, Little Italy and Corktown were laid in soft Toronto red brick with lime mortar. Many were repointed in the 1970s and 80s with hard Portland cement, and the brick faces are now spalling off along those joints.

**Edwardian homes (1900-1920)** in Palmerston and Little Italy have harder, more uniform pressed brick and wider front porches. Porch piers and parapet walls are common repair points.

**Party-wall chimneys** sit on the shared wall between two semis or row houses. Rebuilding one is a two-household job, and it usually triggers BCIN review because of the shared flue and the height above the roof.

On-Site Logistics

## Working on Narrow Downtown Streets: Permits, Access + Scheduling

Most houses here sit within a metre or two of the sidewalk, with a shared wall on one side and a narrow side yard on the other. That shapes every job before a single brick comes out.

- **Scaffold and street occupancy permits.** When scaffold or a material bin has to sit on the boulevard or in a parking lane, we apply to the City for street occupancy and post the notices. On Queen West and around Kensington Market we plan deliveries outside peak hours.
- **Noise By-law Chapter 591.** Cutting, grinding and demolition run inside permitted construction hours, which is what keeps neighbours on Palmerston and Euclid onside on a two-week job.
- **Shared walls and laneways.** Many rear walls are reached only by laneway, so we stage mortar boards and drop cloths there and protect the neighbour's yard as carefully as yours.
- **Response time.** From our crews working across downtown, a site visit is inside 48 hours of your call and an emergency crew is on-site within 4 hours.

Permits + Approvals

## Heritage Rules for Victorian + Edwardian Homes

Parts of Old Toronto are designated under the Ontario Heritage Act or fall inside a Heritage Conservation District, and many more houses are listed on the City's heritage register. For those properties, visible changes to brick, mortar colour and joint profile can need Toronto Heritage Preservation review.

We do not guess. Our in-house expeditor checks the property's status, and where review applies we submit a written mortar analysis and sample panel photos with the application. Permits typically take 2-6 weeks, and we file in parallel with planning so the schedule does not stall. Even where no review is required, we match lime mortar on heritage brick because it is the right repair for the wall.

**Seasonal Notes for Downtown Masonry.** Spring is when freeze-thaw damage shows up: brick faces that popped over the winter and mortar washed out of chimney tops. Late spring through fall is the best window for lime repointing, because lime mortar cures best above about 5 C and out of hard frost. Chimney emergencies peak after ice storms in January and February, when a soaked stack can shift in a single night. We work through winter with heated enclosures for structural and emergency work and book cosmetic tuckpointing for warmer months.

Local Questions

## Old Toronto Masonry + Chimney Questions

How fast can you get to my house in Old Toronto?

We book a site visit within 48 hours of your call in Trinity-Bellwoods, Kensington Market, Little Italy, Corktown, Queen West, Moss Park and Palmerston. For emergencies like a chimney dropping brick or water coming through a basement wall, a crew is on-site within 4 hours.

Can you rebuild a chimney we share with our neighbour?

Yes. Party-wall chimneys are common on Victorian semis and row houses, and reconstructing one needs a City of Toronto building permit. We meet both owners, agree the scope in writing, prepare BCIN stamped drawings and file the permit. Brick is matched on both sides so the stack reads as one chimney.

Do I need heritage approval to repoint my Victorian house?

It depends on the property. Designated houses and homes inside a Heritage Conservation District usually need Heritage Preservation review for visible changes to mortar colour and joint profile. Listed houses often do not. Our expeditor checks the status and files the application with a mortar analysis and sample photos when it is needed.

What does it cost to restore a Victorian facade in Old Toronto?

Most facade restorations on these streets run $8,000 to $80,000 depending on height, condition and heritage review. A recent Victorian semi with reclaimed brick replacement, arch repairs and full lime repointing was $35,000. Tuckpointing a single front elevation typically runs $2,000 to $15,000.

Why is the brick on my house flaking off?

In Old Toronto the usual cause is hard grey Portland cement used to repoint soft Victorian brick. The cement does not flex or breathe like the brick, so freeze-thaw cracks the brick face instead of the joint. We rake out the hard mortar, replace the damaged brick and repoint in lime mortar so the wall can dry out.

How do you handle scaffold on a narrow street?

When scaffold or a bin has to sit on the boulevard or in a parking lane, the City requires a street occupation permit, which we apply for and post. We use narrow-frame scaffold in side yards, stage from laneways where we can and protect the neighbour property as carefully as yours.

Do you work on bay-and-gable houses?

Every week. Bay-and-gable fronts need careful work at the bay corners, the brick arches over windows and the gable peak. We match red and buff brick, rebuild failed arches and tuckpoint in lime mortar to bring back the crisp lines.

Will the work be loud?

Some of it, such as cutting out hard mortar. Chapter 591 of the Municipal Code allows that noise from 7 a.m. to 7 p.m. on weekdays and from 9 a.m. on Saturdays, so we schedule grinding inside those hours, use HEPA dust extraction while raking joints and clean the site every evening.
